The contract has been signed and the down payment made. We are now waiting on the Bank to approve the offer. There was a condition at the auction which gave the bank the right of refusal. Here is some more information: The property was being offered in October by a Realtor for about $65.000.00. The value of the land without improvements is about $30,000.00. Our winning bid was only $26,000.00. An additional $2,500.00 buyers auction premium is added to that price. If the bank does not accept our bid, we loose the opportunity. If it is accepted, we will have 30 days to close. We are working with a local bank and USDA for long term financing. In addition to the main house, there is a second house on the property. It will take about $5,000.00 to get it fixed up enough to make it a decent rental property. If we can close using short term funds, I can refinance with some additional cash allowing us to fix up the rental and create some income. Please keep this in your prayers.
